Subdivisions

WHAT IS A SUBDIVISION?
Any development with more than four units (condos or lots). Subdivisions are the core of the MLS inventory system — once entered, the name lives in the system permanently for future resales.

APPLICATION REQUIREMENTS
Exclusive MLS Listing Agreement, developer ID & power of attorney, Situación Fiscal, Uso de Suelo, Construction License (confirms municipal approval, water & power feasibility), and the oUicial project name.

PRE-CONSTRUCTION VS. RESERVATIONS ONLY
• WITH construction license → Pre-Construction: active sales, promissory agreements, and fund disbursements allowed.
• WITHOUT construction license → Reservations Only: inquiries and waitlists only. Applies to condos and individual homes.

INVENTORY MINIMUMS & $500 FEE (2026)
• 20 units or fewer → list at least 50% of inventory.
• More than 20 units → list at least 20% of inventory.
• A one-time $500 fee will be required to register any new subdivision starting in 2026.

COMMISSIONS & CLOSING
The MLS does not set commissions. A deal is "Closed" when the promissory agreement is signed and the first 30% is disbursed from escrow — commissions are paid at that moment directly from escrow.
